This is a great question. I ask myself everyday too. Nobody wants to overpay for real estate. I am also still learning how to scale up fast. No wisdom or solution. Just want to let you know there is a lot of people thinking like you. 

Can any lender do a 5 units loan? This property has 5 units altogether. 4 tiny homes and one main house (2050 sqft).Thank you very much. 

Bought at $157k 
Repairs: total $40k (It will have new HAVC, new water heater, with foundation repair, new French drain, gutter with leaf shield, paint the whole house, remove popcorn ceiling, new doors) 
ARV: $235K-240k, 3-2,1610 sqft

Rent at $1650-1700 

Repairs-  foundation ($10k for lifetime warranty or $5500 for 10 yrs warranty interior and exterior piers); painting and removing popcorn $5500, French Drain and gutter; flooring

 Wonderful! Learning is a wonderful thing ! I am writing on my international journal to learn 30 minutes everyday  regardless how busy i am. And i also dedicated 30 minute to biggerpockets everyday too. 

How to connect with local mastermind groups? I would love to join DFW meet up groups. I have been investing in real estate since 2013 and is loving it. I am a realtor too and had done flips, funding, rentals and commercial triple net properties. Would love to be surrounded by same minded person and encourage each other!
