We are doing a few renovations on single family properties. Meantime we are doing land flip and generate a great return. How come the expenses on the rental properties can not be 100% deducted from capital gains from land deals? Thank you! 

This is our Fort Worth number. 

That's a good return. We just did one in fort worth but only had 10% cash on cash due to foundation repair. It costs much more than what we initially budgeted. Congratulations! 

I like a balance when it comes to investment. I like cash flow properties but often those cash flow properties have less appreciation in pricing.

Big bear is in California.  Big Bear Lake is a small city in Southern California. It sits on the banks of fish-filled Big Bear Lake. It’s known for Bear Mountain ski resort, with its terrain parks and learner slopes, and family-friendly Snow Summit ski resort. Boutiques, gift shops and restaurants line the streets of Big Bear Lake Village, the commercial area. Surrounding the city, the rugged San Bernardino National Forest has mountain trails.
