I'm seeking a Real Estate Attorney as I have an AIR BNB in Chicago and the HOA is now stating that I can't do short term rentals. I have a copy of the by-laws BUT I don't seem any wording about renting the property.

The HOA says I can only do long term rentals.

This all came about after a guest was making too much noise in the night

Why not come out and take a tour of these 15k-30k and just see how "lovely" they are in person.
You get what you pay for in real estate, so keep that in mind.

You'll need at least 2 BTC to get started in a SFR and 4 BTC for MF. So consider that

Water will always stay in the landlords name. But in SFH you can put it in your lease that tenants pay water and sewer

MFH gonna be much tricker to do and actually have the courts on your side if they don't pay

Need to pull the trigger and stop over thinking. More you stay on the side line more you're losing out in terms of experience and wealth. This isn't finding your perfect home this is get your foot in the door.

Just bet your money on red or black. 

This is a terrible idea. You would need the property given to you for free to make money.
