If your dealing with agents, you voice your concern to your agent. He or she will communicate with the seller's agent.
You're not going to talk to the seller. So why do you need the seller's information as he has his own representative and you have yours.
Did you call the inspector and ask for his opinion since you paid him to inspect?

Why would anyone whom can get access to a low loan stay on the side line? I understand you might not be able to as you just became a full time agent BUT IF I can find something that hits my criteria I'll but it especially with these low rates out there. Better opportunities aren't going to come around, COVID will be over in a year, everything will be 75% to normal and property prices will keep on going up. Rates will probably start to increase mid next year so best opportunities are now.

The "agent" mentioned a possible property that might fit @James G. needs but the agent had not locked down the property or had shown him the property.
Once the agent did lock down the property, the agent decided to buy it himself. Did the agent do anything wrong here apart from lead on James G and waste his time? NO. And IF you are going to report him for wasting your time then ever agent should report client's for doing the same.
