I moved back to the states from Melbourne to invest in real estate. You can make it work outside the major cities, but you're right, the negative gearing situation is ridiculous for most properties.

In America we invest in real estate to make money, not to lose it. hah

There is power to negatively gearing your property. You can lower your taxable tax. Considering Australians have a pretty high tax rate on their salaries lowering it anyway you can does help.

Buy on house in Sydney you're a millionaire.

I'm still yet to buy enough homes in Cleveland to equal that and I have 8 properties here in the US.

So that's something to consider also.

Any bank would should allow you to do so. IT's FHA so Fannie and Freddie Guidelines operate. Property has to be livable and habitable and you need to live in one unit.

You could look in the 44105 zip code, but it's still a gamble.

Look at how much you'll be paying for property taxes in all Cleveland cities. You'll soon find out that taxes in Cleveland Heights are some of the most expensive.
Never heard of Roostock.
Buy a home is not like buy a stock on an app. Takes a lot more knowledge and understanding

Having an LLC won't do any good, It needs to be up and running for two years before a bank will consider lending against it.

I won't lie it's going to be VERY hard for any bank US or AUS to lend to you. What you might want to do is see if you can get a line of credit against a home in Australia. Ive done that before to invest here.

Else your choices are hard Money Lender in the US, but then you can't refi out as you don't have credit here. Ask a rich family member in Aus to lend you money
