Property is nonconforming. It won't pass any Freddie or Fannie algorithm the banks use so you won't be able to get traditional financing

It will need to be CASH or Private Money you use to buy this deal. THEN remember you will have this same problem when you go to sell the property

Some properties Realtors will put what forms of financing a Seller will accept. Rare but sometimes seller financing is a method a seller will accept. I think its better to sit with a realtor and ask them to filter properties that accept seller financing.

You also need to consider Sellers can only offer Seller financing on properties they own outright. I don't know what the % of owners that own their homes outright but it's not a large amount. So you're seeking for a needle in the haystack

Stay on the side line you get none of the tax benefits which could assist you today rather than tomorrow

Take your cash and get loans and invest in multiple markets and multiple houses. Don't limit yourself if your in doubt. 

If you buy one SRF and you get a vacant you getting no ROI on your cash, so try to buy as much as you can for with your money.

That's like asking how much higher can Amazon go up in price? 

Market is hot and while other cities have less favorable returns, higher purchase prices . Cleveland has the entry to purchase lower thus people will look at Cleveland much more favorable to park their money OR get their foot into the RE door.
