Tenants in Australia are not Savages compared to what you find in USA that's the difference.

For example you would never find a war-zone in Australia. Best comparison is your Detroit A area is your average  C area in Australia. 

So you aren't comparing apples to apples. Then Australia has higher priced homes compared to markets in USA. Again tenant quality is going to better with respect to cost of living.

A simple NO works.
Saying sorry we have a criteria and you do not match this. Ensure this criteria is applied all possible tenants thou else IF not that's discrimination

Does it matter if you plan how long term thou? 

Every market has cycles so if your view is LONG TERM than buying now isn't going to be a concern 20yrs down the line as your getting rent and tax deductions on your investment

Hell to the NO. You provided them with a mattress, if its too firm, too soft, too "OLD" after they slept on it for months not your issue. You provided the basics now if they want additional comfort that's on them.
