Take that $200000 you mention and buy a nice 6 unit in Lakewood. Tenants will be better than Cleveland tenants and vacancies will be a hell of a lot lower.

@Linda Carretero cash for keys is the worst thing a landlord can do.

All you are doing is getting rid of a problem and passing them onto someone else. Every landlord should file eviction so that it's on the tenants record that this tenant doesn't pay his rent. 

@Jim Cunningham contact an attorney and file for eviction. It's gonna suck but it's the right way to do things and take it as a learning experience. Also all costs associated put them against your taxes :)

You're looking at a house and you'r going to pay for lawn care? That's crazy. Get that out of there and on to the tenant

I believe we have spoken about the water and the sewer already. Your numbers are way off PLUS you don't factor in the great tax benefits you'll get on your tax return. That's priceless 

Insurance is like $600-800/yr

NO WAY you getting a rent ready $59900 house in Parma. I just closed one for $65000 that needs repairs. And upfront repairs are not in your numbers

Time to contact an attorney. Due to the fact it's Chicago and winter you will not be evicting them any time soon. 

Might be faster to pay them to leave

Garbage is included in your sewerage. It's not a separate cost

Put water and sewer onto the tenants and save the cost
