HI Lexi, I have not started one... yet. But I'm sked to attend the 3-day workshop that's happening in Phoenix in mid-January - it's with an organization called RAL Academy. Currently, my primary focus in RE has been university student housing and I feel like senior assisted living will be similar in concept but with the business of senior care as an overlay. I'm excited about the training and can report back on what I learned!

Ultimately I use the cards for repairs and things related to the the upkeep and maintenance of my properties. I opted not to do the second round.

I’m ready to take the next step, but am unsure how to go about it. I have several rental properties that are doing well. But I want an apt bldg... maybe 30 units? I have good credit, a good W2 income, available cash to contribute to the DP... is there a resource out there that could put me on the right track? I can’t do it alone... would love “best practices” on creating a syndicate (is that even the right word for what I’m looking to do??) I’m open to anywhere in the US. Any “first step” recommendations are appreciated.

I'm having the hardest time finding a bank/credit union that will do a cash-out refi on a small multi-family building I have in Albany, GA. I want to use the funds to help with the downpayment on another multi-family in Georgia (not Albany). I have my financing lined up for the purchase (thought they could also do the refi), but the building in Albany is outside their footprint. Any leads on anyone doing cash-out refis would be great. Thanks.

@Jane S. Yes, definitely check them out. However, I’ll share that many years ago I paid my rent upfront for a year. I had just moved to a new city, and didn’t even have a job yet. The money was from the life insurance proceeds from my mother’s sudden passing. I explained it to them and they took a chance on me. In retrospect it’s the craziest story ever and I’m lucky they believed me. The leasing agent shared that she advocated for me (the leasing manager was afraid I was the girlfriend of a drug dealer 🙄). I will be forever grateful to them... and I found a great job 4 mos. later.

Is there some little project that you could have the contractor do for the neighbor while they have equipment there? ie, do they want a stump dug out or a little flower bed cleared or?
My guess is that the neighbors aren't trying to be ornery but are afraid of something. Maybe if the contractors put down plywood or plastic so no dirt or tread marks would take place or whatever.
I spoke with her myself. She had the same work done less than a year ago. She knows exactly what I’m needing to do and she is clear that the pipe will be on my property. She’s not interested in little projects, big projects or money... Granted, her dirt will be disturbed. But I would make sure it was put back in place. I think she just likes the spectacle of it all.

If you tell the contractors that they may not encroach on the neighbors property does that mean they can't do the job? What if there was a line fence? If you need to cut down a tree to get it done, just take it down and get it done.
And lastly, do you HAVE to put this sewer line in now? Can it be done after the neighbors die or move?
Folks as ornery as her will outlive us all. The deadline was April 1. I imagine they will give everyone an extension given what’s going on.
