For those that are doing this full time, how are you handling health insurance.  I started RE investing as a way to exit corporate America, so with that means I will be responsible for my own medical insurance.  Is there an insurance company out there that specializes in small business owners/RE investors/self-employed?  Or is the ACA marketplace the only option/where I need to start?

Years ago I relocated to the DC area due to a job transfer... I lived in Rockville (20850) in the King Farm community.  I loved that little area... be encouraged, I signed the lease in November.  I recall that it was a very hot market, even when the overall housing market was in a slump.

@Kris L. Your HVAC is fine! I live in the south and my downstairs unit is 15 years old... I never set below 74... 73 on RARE occasions.

How do you know about the domestic violence?  Did the victim contact you?  or did the neighbors complain?  If the neighbors complained, I would try to figure out a reason to evict the both of them.  It could provide the victim a forced opportunity to move on/move out to a safer location away from the abuser.  The video tape, I would turn over to the victim and/or the police.  I would try my very, very best to steer clear of the situation, because dv cases are very dangerous to those that attempt to intervene.

@Steve B. I wouldn’t turn it into a thing. I would likely text back, “no problem... you’re right about your never being late... thanks for being a great tenant. But I would absolutely expect the rent to be paid by the end of the grace period and if it wasn’t they would have to pay the late fee.
