@Tarsha Stewart I would be interested in the downside of this as well. My tenant base consist primarily of college students and they love the convenience of the mobile apps. As I scale, I’m planning to look into Cozy (or a competitor) but thus far... it’s been easy and convenient for all of us.

@Edward Brewington You have a right to be annoyed... but not with tenant or the company that lit the pilot light. I would be annoyed with the PM. If they oversaw the remodeling AND they are the PM for the property, they should have ensured everything was in working order.

It would have been great if they would have had a general handyman they could have sent out that could have assessed the situation (and lit a pilot light) before engaging a higher skilled (thus more costly) contractor.

@Cole Raiford my first property I waived the survey. However, I used personal funds, no financing. But now that I’m pulling cash out, the bank is requiring a survey. They are also requiring a survey on a small multi family I’m financing.

So, I’m thinking you (we) only have the option of waiving if there is no financing involved.

@Dean R. I feel like you’re singing my life story... lol or maybe I want to sing yours! Exiting corporate America is my number one, numero uno, primary and ultimate goal. I’ve done my first deal and am sked to close on the second August 5. I’m already scouting the third. My commute is not nearly as hellish as yours... but it is to Sandy Springs, so that might make us even. Look forward to following you here on BP.
