Post: How to get tenants out of multifamily property

Hi everybody!
I am a brand new real estate investor and I am planning getting into multifamily in the future. My question is how do buyer's do all their renovations on these properties if there are some tenants already living in the building? I know with big projects you can move incentivize the tenants to go in another unit but for 6-10 units, what do investors do to make sure to not have any tenants in the way while doing the renovations?

I am from QC and starting my investment career. I've being looking a lot at duplexes and single family homes for the past 7 months and got one deal in the process.I've been doing a lot of driving for dollars and this strategy brought me a couple strong leads!
Hi Susan! I wonder if you could ask the appraisal company to send someone else free of charge. This situation seem's so unprofessional from the company so they probably would like to fix this problem. You could explain what happened at your property to make it clearer for the appraisal company. If they don't want to do anything, I would just try to find another qualified appraiser.
Hi everyone!
I am buying my first investment property in the next months and the duplex is fully rented. I have talked with the tenants and they seem like good minded people. Do you guys have any tips on how to manage inherited tenants to avoid unwanted problems. Do you send out different forms, letters, etc?

Post: Using equity to finance a deal

I am currently in the talks with a seller that wants 250,000$ for his duplex. After looking at a couple comps, I am confident that this duplex is actually woth more around 310,000$. Is there a way a bank could finance 100% of the deal since we have so much equity in the deal on the buy?
I am currently located in MTL, so this might differ from the US financing rules.

I've been searching for a rental management software to manage my futur rentals as best as I can. Since I live in Quebec, a lot of the softwares form the US don't work or are not availible. I was wondering if any people knew about any softwares that could be used up here in Quebec or Canada? Also, I would prefer a free software with only the basics since I am just starting out.
