Post: 4 to a Room Too Many???

Hello,

Here’s the question: Are 2 sets of full by bull bunk beds too big for a single room?

Context: I am furnishing my first STR. I have a 2 bed one bath that I am preparing. I'll have a king size bed in one room and I was considering 2 sets of full over full bunk beds for the other room. This room is 13' 11" x 11' 5". But I am second guessing whether 2 bunks is too much for the room. The room is pictured below. What are your thoughts?

Greatly appreciate any of your thoughts and feed back.

I would make absolutely sure a Co-host is located close to your property so they can check in things as needed.

 Thanks John.

Have you ever thought about self management? BP has some excellent resources when it comes to self management for STR's.

Also congrats on the reno nearing its end!

I have. I may self-manage for a time, but ultimately I wouldn't have an issue handing over that responsibility.

Hello,

I am a few months away from renovations being completed on a STR/AirBNB. Very excited. I'd like this to be more passive. Could anyone recommend a co-host based in Louisville or who services Louisville?

Much appreciated.

Quote from @Sarah Kensinger:

It all depends on perspective; some prefer regulations because there's less competition and others run as far away as possible.

I’m leaning this way. Understanding the advantages of less competition.

Any short term rental folks facing regulation?

I am monitoring the Louisville, Kentucky market and the proposed regulations.

I am new to the STR space. After reviewing the proposed STR ordinances, I should be able to skate by. But I know there have to be concerns out there.

Thoughts or comments from anyone facing regulation?

Here are the proposed ordinances in Jefferson County/Louisville, KY:

Since it's my primary residence I wouldn't need a CUP under the current Jefferson County Ordinance. If I did, my application would be rejected under the county's 600 ft radius rule. But I can still register the STR since it's my primary.

I just went under contract yesterday on my first property.

I am very excited.

It’s a duplex located near the University of Louisville and walking distance from Churchill Downs, home of the Kentucky Derby. I had originally thought that I would simply house hack the “traditional” way. But wondering what others thoughts are about house hacking via short term rental? The property will be undergoing a total renovation with a 203k loan. So interested in hearing other’s thoughts.

Thanks!
