Flooring trends are always changing and manufacturers are too. Carpet is the most enduring, manufactures like shaw and mohawk still have carpet styles from 15 years ago. At $1.20 per s/f you got yourself a great deal especially if is the rigid lvt with attached pad. I buy promotional flooring directly from mohawk, including lvt if any of you need a great deal, I pass my price onto you.

I think a better question is, what do you expect from an agent that brings you a deal. Do you expect the agent to bring you another? If so what are you willing to do for them. In other words, do you want a relationship or just people doing things for you.

You guys who are investors and are licensed as agents as well, in California. How do you disclose in your marketing that you are an agent as well?

I guess your right. Is my fault I shouldn’t had left it entirely in the hands of my agent even though I had a long time relationship with her.

So, I had a signed contract with a seller, our contract extension expired, few days later, my agent tells me that the seller does not want to sell to me anymore, unless I paid bout twice the amount of our written contract. You guys know if I have any options here to enforce the contract? Or maybe file something to cloud title?

Is it legal in California to require that your tenants income comes from a job. Obviously with some exceptions like retirees and such?

I have a contract to purchase a house in ca, this contract is almost 16 months old now. The person I contracted with is the executor and I am  using a sales agent. the house was left to 12 siblings and a grandson that lives with a step mother somewhere in the middle east. We have signed deeds from all the sibling so the purchase can go forward and they can get their share, unfortunately we have not been able to get a signed deed from the grandson, according to my agent because he is underage and second, there are  some custody issues with the step mom. M just putting it out there in case someone know something bout this situation that I do not, which would not be hard I do not know much.  thank you.
