Hey Allan I offered this more on life experience than on investing experience. I was born Mexican and grew up down there to 16 years old in the 80s. Did you know that in Mexico about 98% of murders are never resolved and there crime rate goes up faster than our economic rate, there are a gazillion issues like these in Mexico and the reason for that is their very weak legal system if we can call it that. I f you were say coca cola or walmart with very deep pockets to buy off politicians, you and your investment would be safer. If you decide to invest there my 5 cents is do so in areas where there are a substantial number of americans like Ahiji in the state of jalisco or san miguel de allende in the state of guanajuato or more generally in tourism areas popular with americans because these areas bring them income these are the most protected areas of the country. Jennifer this is a business decision. Your goal is to give your tenants warm air at the least cost to you. Also you want to do this in a way that makes your rental attractive to as many tenants as possible so you can charge confiscatory rates.With that said you can’t have everything in all cases. Forget your friends and colleagues. This forum gave you some ideas now you make the call. In my opinion, these wall waters like the Williams do not take space at all. The grill cover only sticks out bout 6”inches off the wall. As for holes in the wall anything you mount on those walls or ceiling IS a whole in the wall. Good luck to you

Most floating floors have some tolerance for uneven surfaces is about 1/16 of an inch. It depends a lot on how high between your peaks and valleys if is more than say 1/2", most leveling materials are not design to fill in that much. In that case go with a direct installation vinyl planks or sheet or engineered wood.

Hello Elena, since you are just starting what you are doing is fine and dandy. Exploring different strategies will indeed widen your knowledge of the business. I think that as you progress you will find that you like one strategy better the the others. When that time comes, focusing on an strategy will significantly elevate your game, not that you have to stay in one strategy forever. However, I think is better to work on a strategy at a time until you master it than move on to something else if you wish. Good luck to you.

I would cover the vents on the unit that has no thermostat, and install a wall heater, you can get those things for bout 500 pls labor you solve the issue with at most$1000. As for paying utilities, find out the average in the area plus a pad and add it to the rent. When you advertise for ur units advertise only the rent price and add on the details section off the add, that tenant pays x amount for utilities. Good luck

Hey Eric in the words of the greatest president of the 20th century Ronald Reagan "trust but verify", You can listen to verbal declarations and opinions from the owner but never use verbal information as basis for dealing. Always in writing as small as a detail might seem to you, get it in writing.

At your first observation of the house go with the 50 50 rule. In this scenario 50% 0f rent collected will go to  all the expenses of keeping the property except your mortgage, If the house is within range of this number explore it further, this is where you start the item list  of your expenses to verify or not your original estimate. Yo do not have to have  a  50% expense ratio, you might be shooting for more or less. However, I have found that  when I do not use that rule rarely ever do the numbers work for me, one caveat in my case is that I invest mainly in d and  c neighborhoods and  old homes and that type of property always has a lot more expenses associated with it.  Good luck to you

Hi Michelle, let your business mind take over, I think because you lived in this house you got emotions attached to it and that is where you are operating from. If you have minor issues like grout cracking or water stained glass those issues are cheap and easy, a full bath remodel on the other hand will run you into the thousands. I say clean it, shine it as though you are gonna serve food in it and you will be guchi. Good luck to you.
