The real question is what do YOU WANT?  Is cashflow now your main objective or do you want to star a wealth accumulating process. Everyone here has something to help you, but you got to tell us what you want. Is a big question, but you will have to answer it at some point. Why not now?

Do not let the cash blind you, stick to your process and if all else checks out just do a  little  more digging on why the credit is what it is, if their explanation makes sense and there is paperwork to support it then go ahead and rent to them. Your evaluation process should already have a way to smoke out people who want to cook meth in your house and so forth focus on the issue at hand, the credit.

These people are probably willing to sell because they do not want to deal with the problem. Are you a real estate problem solver? If you are you will find out what it takes to solve the problem in other words your due delligence, then find out what it will cost to solve the problem plus what you want to charge to solve their problem and bingo that is  how much you offer. Once is transferred, you are responsible, make sure to have insurance quote ready and activate insurance as soon as it transfers to your  name

If you guys think that democrat controlled  states are going to give up  voluntarily the control they have over our property, you have another thing coming. My suspicion is they will postponed evictions again and again and very likely come up with other tenant protections to the detriment of investors and if we do nothing they might decide everyone has a right to a house just like everyone has a right to have health insurance.

In my experience credit was important for the rate and the numbers on the property were the basis for approval. Experience was a minor issue. Good luck to you. It is Merry Christmas not happy holidays.

 IS VERY EXPENSIVE TO DO BUSINESS IN CA, SO ANYTHING THAT YOU CAN BUY OUT OF STATE WILL COST YOU LESS. GIVE THAT REMOTLY CPA SERVICED A SECOND THOUGH. GOOD LUCK TO YOU.

I ask applicants to submit with their application all supporting documents including pay stubs, is the only way to evaluate an application.

This is one of the ways liberals in the government  get all of us to agree to give them more money in the form of taxes, They tell us is not from you, the little guy is from the rich, we agree, then  next year they come back and say we want more and since we already took from the rich guess who is next, stand together people rich poor and so so we are all in the same boat, the private economy. They liberal politicians and those that help them are in a whole different boat, they are in the business of taking from you as much as they can.

Just laugh it off in a nice way and say nothing. M sure you came to this price based on market conditions and other research. The job of your tenants is to make you money if they don’t then they’re fired. Good luck to you.
