Chuck M. Man I love your post, it's so real! BP is full of smart minds and people with good intent however it is a challenge to trust people as some folks ended up selling you something, like in my case someone tried to sell me insurance which is fine but i was disappointed. Anyway, I'm in the same boat, I live in the Bay Area and looking for a place to invest with a good cash flow. Happy to join your merry band this weekend and I'll be happy to split the cost of food & drinks for our good mentors in this post , if this isn't happening will very much appreciate if you can post an update on what you've leaned where to invest. Thanks!

I've read the book Set for Life in its first week of release and got both the audio & PDF version of the book. I finished it within a week and re-read it again on my business flight to Boston, I was hooked! Scott Trench is inspiring, driven and on fire, the advice were actionable even if you think that your situation is not a perfect match for the demographic that i think the book is targeted ( mid 20s to 30s single man house hacking). I've learned so much and implemented 2 big take away: cut expense and build 1 year of financial run way (amount of money I need to cover my expense for 1 year w/o relying on my salary), both allows me to take advantage of opportunities such as buying another property that I can rent out and build wealth and or take on a career opportunities maybe a higher ranking role in a start up that's "risky" since it's not Fortune 500. I'm excited to study more about things that matter like calculating what's a good deal on REI and listening to BP podcast. This book is highly recommend, great job to Scott Trench! Thanks for sharing all these knowledge to us, life changing!

Hi BP family, hope you are all well

Wanted to get your experienced insight on turnkey properties out of state. I live in the bay area and considering finding a turn key property in Indianapolis as I heard from folks here in BP that it's a growing market and has a lot of potential. 

Wanted to ask you guys as the expert on turn key on what works and what doesn't work? Any pit falls or traps that I should avoid? Does turn key appreciates in value or is this primarily for cash flow? 

My plan is to just increase cash flow using turn key properties, buy and hold while keeping my full time job. Once i find a working formula, I just hope to repeat. Will very much appreciate you guy's knowledge and input. Cheers family!

Hi Carlos Appezatto , congrats on the new investment property. I just had ours closed and in process of being rented out in Elk Grove, ca. It seems that you are planning to do the screening of your renters by yourself which can be tricky so I recommend reading the book on rental property by Brandon Turner, link below for Amazon and it can also be purchased in the BP site The Book on Rental Property Investing: How to Create Wealth and Passive Income Throu... https://www.amazon.com/dp/099071179X/ref=cm_sw_r_sms_c_api_SwdXybQ3AKCXC I have a PM that handles my screening but I have made sure that their standards for a renter is at par or better than mine. Definitely no evictions, ability to provide proof of income 3x the rent, 600+ score, as few items to check. It makes sense for us to be selective as we spend a lot of our hard earn money on our properties. So in my simple REI mind, unless your potential renters meet your standards, it's a NO! I'm sure more experienced members of BP can chime in as well. Good luck and keep hustling for success!

Thanks for sharing Wes Blackwell , always quality material from you and adding value to the community. Anyway, my sis and I just bought a $330K property in Elk Grove as her first home, this is managed by a PM and looking at the math after all expenses & mortgage, we have a small gap but between me and her It's not too bad ($400) as the primary goal is for her is to own a property and start investing (she's considered a high income earner) between this change in mindset win, tax benefit and the joy of owning a piece of the American dream having a nice 3 BR 2.5 bath in Elk Grove were happy, this is our first investment property, we own a house in San Leandro. The Elk Grove house is built in 1998 and well maintained by previous owner, it was move in ready. In the future, we plan to make improvements on the home to force increase in value, hopefully we can decrease the mortgage through refinance, hold for a few years and sell for profit. At least that's the game plan in my Simple REI mind :) Wanted to get your input on the approach If it makes sense to you as the SAC Subject Matter export (SME) Also, my goal is to get another property maybe in the Bay Area this time (but the price as we know is just crazy high with no sight of appreciation if we buy at current market so the feasibly of that is low) but also considering another Elk Grove property although my risk profile goes high as I'm putting my eggs in 1 basket. But maybe the risk is mitigate by the bullish market in SAC. This time we will have to shell out 20% down payment for investment property so I have to be very careful. I plan to get this before November of This year as we close the property in Elk Grove last month. Any ideas on the type of property to buy? We still want a nice place, i believe you have to be proud of what you own so even if there's problems it makes it easier to handle them compared to a property I hate. Overall our strategy is to buy and hold good properties in good areas with potential to appreciate in value, were not planning to quit our careers but wanted to have investments that grow with us in the next 2-3 years.
