Hi John, one of the stipulations of FHA is for the owner to live in the property for at least one year. This funding is from the government aimed to support home buyers to have their own home as such the lower down payment. Thread carefully and listen to the advice of the good folks here in BP, it's illegal and you may face repercussion on it. Read Brandon Turner's "Book on Investing in Real Estate with No Money or Low Money Down" it's a good read and will provide you guidance. Happy investing!

Mark Balliet welcome to the BP community! I used to work for public accounting as well for 7 years in San Jose and now work in the IT industry. Anyway, happy to see you here! Listening to the Podcast and hanging out in the BP forums is a good way to build knowledge, also the BP books are good, "the book on rental property investing" by Brandon Turner & "set for life" by Scott trench is good resource. I've been meeting a few folks in the Bay Area just to connect and discuss our goals, if you can connect to experienced mentors that will be great. I only have one REI right now a SFR (single family residence) in Elk Grove, CA and only getting appreciation (we bought it 6 mos ago for $335K and Zillow estimate is $358K) happy with the purchase however knowing what I know now I could made better decisions but I learned a lot. My advice like what the good folks in this thread preach is to learn, learn, learn and take action. Let the number speak and not your emotions. Good luck and happy learning and Investing!

Thomas Lorini great work man, very nice! Question for you, since this is in Canada, how did you get a trustworthy realtor and contractor to do the job? How much was your initial investments and are all your team members in Canada? Thanks in advance

Inspiring story Sunny, I commend the discipline and hard work! It's amazing how with one income you and the wife pulled it off, in Silicon Valley we have people with very high 6 figs income and ended up with $0 at the end of the month, like what Brandon said "not enough month at the end of the money" you are a great example of what discipline and perseverance and vision achieve. Quick Question for you, how did you pick your first property, any tips on the state and the area that I should be focusing on? I live in the Bay Area and 4 plex are a cool $1M so I won't have any of that, so I'm considering going OOS. Right now I'm studying and expanding my REI knowledge by listening to BP podcast and hanging out in the forum asking pros like you 😉thanks in advance and more blessings to you and the family!
