Good list @Michael Surges. I'd want to clarify what a minimum level of yard upkeep is if I were you. Clarity is best.
Listing looks good, but we get the best results here in Connecticut by putting a "beauty" interior shot as the main listing photo. The inside of your listing is very nice, show it off right away to get those eyeballs!

Just be mindful of the local zoning laws. I don't know about B'port but in Manchester Connecticut they have strict rooming laws. Whether or not that's enforced is a separate issue, of course.

Hey @Karl Kauper, I'm pretty familiar with the area. We manage across hartford county including Hartford and West Hartford.
One thing I noticed about your post is that you said "West Hartford looks interesting to us" and also said "we are not very familiar with the Hartford market". I want you to know there is a significant difference between Hartford and West Hartford. Two different towns. Two (very different) demographics and tenant base. I'd be surprised if you could buy a 15 or 20 unit building in West Hartford, CT for 2 mil. Duplexes are going for 400-500K right now!
I think the confusion may be stemming from what people call the "west end of Hartford". Although the west end of hartford is the better (best?) end, it's still very different than the overall West Hartford Market.
A 2 bedroom in Hartford is around 1,000/mo and a 2 bedroom in WH is around 1,500-1,800. Big difference!
West Hartford is ranked one of the best places to live in the country, regularly, with some of the best schools in CT. Hartford? Not so much...

Hi Kristin, I am active in the Western MA markets of Springfield and Westfield. We manage some properties in those areas.
As to what's happening, prices have steadily increased over the last 12-18 months, as they have in most areas around the country with Covid being a large contributor of that. I love Westfield and what it has to offer. Between the college, the vibrant main street area and businesses in the area it seems like there is a strong demand of people wanting to call it home.
