Welcome to bigger pockets! Does your fiance have a mortgage currently? If so, that could be an obstacle in the plan here.
Sounds like you may be looking in the West Hartford, Connecticut area at those price points. The market is a bit nuts lately.
I probably wouldn't make you the co-borrower unless your fiance absolutely needs you to be in order to qualify.

This happens from time to time. We let them know they are responsible for rent until we successfully place a new tenant (or until their lease is up, whichever is sooner). They are also responsible for the tenant placement fee the owner incurs.
If it's one of my own properties, and they really have been great tenants, I may just let them slide. No hard set answer on this one.

There really isn't an industry standard for this because $500 in one market may be peanuts, while in another market it could be 80% of one month's rent.
The most common I hear is $500-3,000. But that is going to largely depend on the rent price of the unit. A tenant whose rent is $4,000 a month will probably laugh at $500...

I would have gone out and met more people. I undervalued "your network is your networth" and I didn't invest in it as much as I should have. To be frank, I probably still don't. Referrals are the easiest sales to close @Eduardo Arias

@Benson L. you answered your own question with "I had a tenant stay for 6 years. They were great".
I vote ask them to cover some portion of it, but don't be a harda$$ on it. Imagine how much you would have had to spend in paint if you had six one year tenants. Find peace in that and move on.

Hey @Mike Adams, I can't comment about them calling the notes because I don't know the details of course, but I'd be surprised if they did that.
As to pissing them off and them ceasing doing business with you, I'd ask myself if I really wanted to do business with a lender that is that emotional in the first place. I feel inclined to say no unless the rates are really worth the potential hassle.
I hear M&T Bank is buying up all of the people's united banks in CT and MA. Can't wait to have to deal with them...

House hacking is a great way to get into things slowly to build up some confidence. That's how I did it, and I recommend it to others often.
I'm based in Hartford county, so I don't have a ton of knowledge in your part of the state, but if you have any questions about tenant management, screening, lender contacts, etc. or need any forms (leases, move out forms, etc) feel free to reach out. I'd be happy to help if I can.
