Yea they strip the metals (copper, furnace, etc).  It's common.

Since these houses you are looking at are very cheap and are interesting why not just try one out?  The worst thing that happens is you lose a few thousand bucks, but you gained experience and education.  In investing that's peanuts.  Buy a house for 1k and see what you can do with it.  If you're successful then buy another one.  We aren't talking about investing 50k a house here.

Joe V. has the partner/connections here and boots on the ground to get you the people to work with if you need it.

It hasn't really made me any money, but it's saved me a ton via dodging landmines.

When you walk into a rental home that you are interested in, what attacts you to it the most?  Is it the flooring?  A nice kitchen?  A nice bathroom?  Wall color?

Not sure if it's much different than what a homeowner is looking for in a new home, but I was just wondering.  I have never been a tenant.

What i meant was I don't understand the point of outdoor pets.  Yes they can come in but generally they are left outside.  What's the point?  Family pets aren't meant to be left outside.  At least, not in my book.  Just my opinion :).  I'm an animal lover (Disclosure).

Outdoor dogs, bark bark bark, piss off the neighbors...sounds like drama.

Given how F'd up the stock market has been lately, I prefer to always have all my cash back out.  So, I vote for Joe's rule.  Even better, all cash back out in 2 months, right Joe? :D

Never understood the point of 'outdoor' pets.  Why bother?

Outdoor dogs, seems like they could be a nuisance.

I'm suggesting selling your house, putting 30k into the sale to clear yourself of a bad mortgage, and then you would have approx 70k left.  That buys you quite a bit of time, maybe a couple of years, to find a better paying job or take on 2 jobs, and lower your living expenses wherever possible.

That, or get out of the mortgage as I stated and then default on the credit cards.  It'll go to collections, they'll work with you on a payment plan while the juice is NOT running, and likely you can talk them into taking half or less than half if you send them one big payment.  

My sister got into a lot of credit card trouble and I helped her that way.  THey were all in collections before she came to me for help.  We called each one, and most of them were more than willing to take small payments for a couple months and then take 30-40% of the total due as a balloon payment and forgive the rest.  

She was about 30k in debt across 5 charge/credit cards.  Got out of it by paying less than half in total.  She never had to pay the difference on her income either like I hear they can make you do if the amount forgiven is over 600.  But even if they did, she still gets out dirt cheap.

Can't imagine you're sleeping well at night.  This kind of thing would leave me sleepless. Debt sucks when it works against you.

Why does it have to be one or the other?

Why not sell your house for what you can, bring 30k to the table, get out of it, you still have 70k in cash, a 22k a year job, rent for 3-500 a month renting a room in someone's house or 1 bed 1 bath apt, and try to work your way back out of it?

Maybe I missed more to your story.  

I would hoard that cash.  Can you keep rotating that balance around on other 0% interest

What is the minimum payment on your 100k of credit card debt?

Leverage is a great thing until it isn't.  F the stock market.  Ive had my fair share of it.
