I have been hearing that lenders are loosening, and as foreclosure/short sale credit issues start coming off reports in the next couple of years, then buyers may start flooding the markets, pushing us buy/holders out.  This would probably be the right time to take big appreciation gains if that's your thing.

If you got a 100k house for 20-30k in 2012 and are renting it for 1200 now then I can't imagine why you would give that kind of cash flow up.  

I am a cynic, I don't trust much of what I hear, but I will say this:  I went to dinner with the wife last weekend and EVERY restaurant had an hour long wait.  Mexican, steak houses, italian, everything.  We went to 6 places before settling on an ARabic place, but it was about 8pm by then and getting past dinner rush.  LOL

I dunno.  Someone's got money.

I would really like to get in on this discussion if we can have it made public, or even add me on the email conversation. 

My wife is a special ed teacher and one of her fellow teachers wants to start a 'group home' for 3 over 18 mentally impaired 'students'.  I don't know that a 'commercial' environment would be required, but the preliminary discussion with the person who wants to run this, is that there would always be a nurse or some member of staff there, I would just be the landlord so just the facilitator of the 'business'.  I would get rent from the state, much like section 8 (a premium rent).  

I have not verified any of this but if I can take a house I'd normally get 1000 for and get 14-1600 for 3 disabled mentally impaired adults that need assistance 24/7, then I would definitely be interested in this.  I'm sure there are state inspections like section 8 has, but maybe a different kind of inspection.  Per my wife, I wouldn't need wheelchair ramps or anything since the students selected to stay there would not need that kind of help, but I also don't know that the 'inspection' distinguishes between the two.

Any help would be appreciated.

so do i, but then i cash out all my cash, so the denominator becomes zero and thus the return is infinite. 

I like having my cash safe and sound in my bank account whenever possible, rather than at market risk. Don't know of any other investment where you can cash out and retain the investment.  Pretty cool.

Maybe they are happy with 100k properties. Mike seems to be happy with 10% COC return. That's not too hard to achieve really. I prefer 100% lol.

There was one in Flat rock for 55k I think, 3/2 900 sqft or so, but it was not on the market long.  By the time I inquired it was already gone.

i feel like any time my offer is accepted i over paid. Any time i don't get accepted i regret not going higher or think 1k more would have got it. Tough critics on this board.  Be happy and move on.  Good luck.
