I am here in the Jacksonville area, (Duval County), as an active R/E investor but I do only flips....no buy and holds. I am quite familiar with the various areas of town and would be happy to give you my thoughts on how I would rate the neighborhood in which you are considering. Unbelievable that with all these "expert" replies not one "expert" has attempted to answer the OP's question which was in the first sentence of her post. 

"If I buy the toilet, what should the cost to replace it. Normal toilet. 2 piece, usually put 2 was rings on it."

I will agree that this is a project easily handled by most any man or woman and doesn't require an expensive plumber. I suggest checking on youtube for help on the installation instructions. If you still don't feel comfortable doing it yourself, I suggest offering a handyman about $30 per toilet since you will be supplying all the materials.

Not sure what you mean by "investor friendly". I tend to do everything by the numbers but his guy impressed me and his rates were fair.

As for contractors, I am currently in construction on a project with Galaxy Builders. After interviewing 3 companies I chose them for this project and if all goes well I will also contract them on the project I closed on this morning. Still waiting to see how they handle all the minor details of the project and whether they nit-pick the billing. My contact at Galaxy is Ricky [email protected]. President is Mike Sundberg.
