Post: BLOCKCHAIN AND REAL ESTATE???

BLOCKCHAIN 101: Blockchain is a centralized public ledger that keeps a record of all transactions in chronological order. Data inside the Blockchain is protected by a cryptographic hash function making it immutable.

The systems and the critical parties involved would be able to communicate in real time. Authorized personnel would have access to payment processing, occupancy, vacancy, capital expenses, improvements, and other pertinent information included in a real estate transaction.

In my meeting earlier this week, Blockchain was the topic of discussion. We discussed the parties who would most likely use it and benefit from this type of technology. Owners, operator, property managers, regional directors, maintenance technicians, banks, loan officers, the list goes on and on. Some questions I would like to ask the audience are;

1. Do you feel this type of technology for real estate transactions will be safe and/or hack proof?

2. Would you use it for your business?

3. Do you feel Blockchain would provide more transparency for all parties involved?

4. Will Blockchain eliminate high fees– exchange fees, transfer fees, broker fees, attorney fees, taxes, investment fees, etc?

5. Will Blockchain increase the speed of a real estate transaction?

Blockchain and the real estate industry are in its very early stages. I definitely think it will be something we all will be seeing and hearing more about. Please share your thoughts.

Happy Friday,

As we all know this is a relationship driven business. My managing director and I are going to New York this week February 6-7,2020 for the middle-market multifamily forum.

1. Is anyone else going? I would love to connect if so.

2. How much time do you invest in networking events?

3. What are some key essentials in your preparation process for networking?

Post: Marketing for Deal Flow

I spoke with one of our clients yesterday and we discussed marketing and its importance. He spends $30K monthly on marketing for deal flow.

For my firm Clarity, we will introduce a new modern company website for our marketing strategy. The goal is to show our sophistication, clarify any initial questions on what we do, show how we best serve our clients, and create more deal flow.

To my BiggerPockets family.

1. How many of you budget for marketing? What percentage of total business?

2. What is the goal of your marketing? What are you advertising?

3.  How effective is your marketing strategy? Has it increased your dealflow?

I am very curious to hear how other professionals in the industry market themselves and their business, also the effects of a good marketing strategy.

Happy Tuesday & Go Chiefs!!!

Only will purchase if it is secured with RE collateral or some other form of collateral.

Happy New Years to you both also!

Hey @John Fortes Thanks for responding to the post.

As a consultant I too work with real estate professionals on sourcing new opportunities and raising capital outside of their friends and family.

@Michael Cox

I like that you included your personal goals also. Sounds like you are preparing your children for great success in the future. Start saving now so they can have capital for themselves ready when they start investing.

I also have been building SOP's for the business so I think that is wonderful. Also put a plan in place to follow up on your goals maybe quarter 2 sit down and revisit your goals to see what progress you have made and what you can change to be more efficient. May not need to do anything but always good to revisit for accountability.

@Craig Gaydas

Florida is also another area we have an invested interest. We have seen some good deals in the area just outside of our wheelhouse. What is your investment criteria? I may have some deals that would interest you.
