Investment Info:

Single-family residence fix & flip investment in Los Angeles.

Purchase price: $413,000
Cash invested: $55,000
Sale price: $655,000

2/1 850/5000 sq ft. bungalow style home.

What made you interested in investing in this type of deal?

Purchase price and location

How did you find this deal and how did you negotiate it?

Brought to me by an agent in my network

How did you finance this deal?

HML

How did you add value to the deal?

Renovated and designed with a unique finish

What was the outcome?

Lots of positive feedback and multiple bids

Lessons learned? Challenges?

The challenge was with the partner I had, he was very greedy on his share of the deal and tried to take more than he deserved.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Lenders

Hey BP! I’m planning on hosting another meet up next Wednesday, January 2, 2019. Same time and same place since the last few times we had a great turn out. I hope everyone can make it out again and more members come out.

As mentioned before, this will be a casual meetup for everyone (new and seasoned) to just hang out and chat about anything RE related from local to out of state investing. This will also be a great way for everyone to share their 2019 RE goals and help each other brainstorm on how to achieve their goals. My partner @Nabil Suleiman and myself will be hosting the event. Nabil is a local investor who buys and holds local properties and is also an RE agent with lots of expertise in the local areas. I am a local flipper and out of state investor. Combined with our experience and knowledge Nabil and I are passionate about helping others achieve their goals.

There will be absolutely no sales pitching.

Simply show up, bring outside food if you like, sign in and chat it up with anyone there.

Please let me know if you can make it ASAP so I can make sure there’s enough space reserved.

Date: Wednesday, August 1, 2018

Time: 6:00pm

Place: Craft Beer Cellar (CBC)

Address: 1353 Colorado Blvd, Los Angeles, CA 90041

Hosted by: myself and @Nabil Suleiman

Note:

CBC allows customers to bring outside food as they only serve snacks.

We will be meeting in the patio.

I will try to bring a couple of pizzas again like last time and some of my wife’s homemade cookies.

@Henry Ngo at the moment I'm flipping to build capital to be able to BRRR. Otherwise, if financially I can, I would very much rather BRRR.

@Christina J. Thank you!

@Jason Flynn Yup, it's possible for those willing to put out the hard work.
