Is this your first deal or you've done some in the past?

If after you do your due dilegence like everyone has mentioned above and everything checks out clear, I would either partner with someone who has the cash, use a HML (as mentioned above), ask if she'll do owner financing or if you have some cash at all maybe give her a non refundable deposit to buy you some more time to come up with the funds.

Yes, it's always been said that anything is possible. I started with $0 out of pocket in  Los Angeles. :)

Viviana, I started flipping here in LA just over a year ago when I also thought it was not possible. I just finished my 5th one today in Highland Park and it hit the market today. I've done pretty well but more so with the most recent one. It is possible anywhere, it's all about networking and providing a quality product unlike a lot of investors who after quantity. Feel free to message and I'd be more than happy to chat.

The situation is this, which I should of probably mentioned on my original post; I don't know how to go about the situation I'm currently in. I have a a flip going on that's gone to hell! It looks like I'm going to run out of liquid cash for the rehab. I've started using CC's to buy some materials, but what other ways can I pay my GC aside from CC's. His fee for using CC's is ridiculous. So I'm trying to figure out the best way to pay for the rest of the renovation including paying my GC for his labor.

Is there a low interest loan (lower than CC's) that I can get to pay for the rest of the rehab. Another thing is that the flip is out of state and I bought it with my father-in-laws equity and he's not willing to take out anymore from it.

@Scott Trench and @Austin Fruechting thanks for you input.

The problem is, being a semi-new investor I don't have much liquid capital to be flipping and funding it fully, so I'm using CC's to pay for materials and I'm not even able to pay the CC's off in whole every month until the property sells.

Scott, I definitely agree about the rewards on the cared which is what my wife and I do for our personal expenses.

I guess I'm trying to figure out which would make more sense going forward until I can full fund my flips or my rehabs.

Austin, that's a good point with developing a relationship with a private lender, I'm going to explore that.

Thanks guys!
