Hey BP, I'm not sure if this question has been posted before. But I'm in the midst of reading @Scott Trench's book "Set For Life" (awesome book btw). I'm at the part where he talks about "good debt" and "bad debt" and explains the difference between a personal loan and credit cards. My question is, I've been flipping houses and have been using my CC's to purchase materials, would it be better to open a personal loan and use the loan for the materials instead of CC's?

@Bill S and @Bill E what would determine or how can we determine if a 1031 Exchange will put them in a better position? 

They bought the condo as a rental investment seeing that that particular area was developing and they were told that more condos would be built, but they didn't exactly buy right as far as the purchase price and cash flowing ratios. They've owned for quite some time now and are barely cash flowing and barely anything at that. If they sell now, they would break even.

Hi BP, I'm posting this for a friend.

She's the owner of a Condo in Colorado Springs, the vacant lot/field next to the condos were going to be more Condos. Due to the recession the owner was not able to secure financing for construction. The land was placed for sale and an out state builder and a local housing management company have joined forces to propose apartment buildings for the location for affordable housing. The builders have received $1.1 million Federal Low Income Housing Tax credit by the Colorado Housing And Financing Authority.

There are a lot of pros and cons to this project and they are still in the process of fighting it because ultimately it would bring the value of their property down.

The question is do they try to sell it now or try to keep it and ride it out.

Hello BP community, 

I recently won a bid on a home that was up for auction in OR. My initial partner can no longer do the deal and I'm strapped for cash with 2 flips going on at the same time. I'm looking for someone who is willing to do a 60/40 split. I need someone to come in with the funds, either in full cash or be willing to pay for the HML loan by paying the down-payment, the closing fees, the holding cost/interest payments, and the full renovation and I'll take care of everything else. You as the investor would take 60% of the profits and I would take 40% for bringing/finding the deal, designing and project managing the renovation.

I'm an experienced investor with a few successful flips under my belt and each one has always profited at least $30k net. 

If interested, please shoot me a PM and I can share more details about the deal and we can set a time to meet or speak. I can also share with you my portfolio.

I'm going to be direct and say that I'm only looking for honest colleagues, not someone who wants short-cut things just to make a buck. I'm very passionate about what I do and expect that I'm given that respect. I've unfortunately dealt with a lot of dishonest people in RE and on BP, I've tried to give people the benefit of the doubt and have ended up regretting it in the end so now I really listen to my gut.
