Hey BP, I know there are a few other BP meet-ups that around Los Angeles in general but I haven't seen any in or around my immediate area of North East L.A. So I will be hosting one next week. 

The purpose is to build relationships with new and seasoned people that are in RE in these local areas, regardless of what you do (agents, investors, wholesalers etc.) in the business. Those who are even just curious about RE are welcome to attend as well. There is so much happening in the North East and East LA area's right now and I feel it would be really great to connect with others who are doing things in these areas. It would be a great way to see how we can all help each other grow and achieve our goals.

Tentatively we will be meeting at CBC (Craft Beer Cellar) on  Colorado Blvd. in Eagle Rock. I'm hoping the turn out will be great and we can turn this into a meet that happens every first Wednesday of the month. I'd like to meet at different local small business's to show them support as well. So if the meet turns out well, then we should be able to meet at different places every month within the local area. 

CBC has a selection of other drinks other than beer, they also sell snacks. Feel free to bring your own meal, they allow outside food.

I'm looking forward to connecting.

How does next Wednesday in Eagle Rock at CBC (Craft Beer Cellar) on Colorado sound? Say around 6:00ish?

I'd like to gauge the turn out and see if we can make this a monthly meet, maybe every first Wednesday of the month? We can even select other local business to support. I chose CBC because the environment is great and they have a great outdoor patio. Plus although they don't serve meals, they allow you to bring your own from outside.

Hi BP, I'm not sure where to post this but I am considering hosting a BP meet up somewhere in North East L.A. I wanted to see who would be interested in joining and would like for you to let me know what day and time works for most of you. I know there are a few meet ups in LA in general but I have not heard of or seen any in my local area of Eagle Rock, Highland Park, East LA.

I hope some ideas of where to host it but I'm open to suggestions. I'd like to network with other members locally and see how we can all help each other grow.

Erik, I have a flip in Bend (it's my horror story flip that was sold to me by a member on BP) and will be moving up there in the near future. There is appreciation but like everyone else has said you won't meet the ROI you're looking for through long-term rentals. Vacation rentals are hot if you can find a property that's right for it. A couple more things to keep in mind: 1) more hotels are being built, I believe there's a new Marriott or some hotel near The Old Mill and I think one more being built west of that on Century and 2) unless your tenants have remote jobs where they're getting Cali wage or some other state with higher wages, most locals won't be able to afford the market rent because their local wages are low. Like someone mentioned earlier, that's why they're moving North to Redmond and like areas. You could easily find the ROI your looking for in the Mid West.

Bend is no-doubt beautiful but it's not the place to invest for cash-flow.  Please free to reach out if I can help anyway.

Hello BP, we will be closing on a wholesale deal we have and starting renovation next week. The agreement we had with the seller was that we would allow them to stay and live in the house for two weeks after we close escrow. I want to have my guys start the rehab on the exterior while the tenants (currently the sellers) are still living there. We only have one month from the time of closing to complete rehab so I want we need to get started asap. Does anyone have some type of contract or agreement form they can share that states something about us not being liable for anything that happens to the tenants or to their belongings while they are living on the property?

Welcome to BP @Andrew Poitras. It's definitely very hard to do flips here now but with patience and the right connections, it is still possible. It's definitely not a buy n hold market anymore. The only successful buy n hold investors local to LA are the ones who've been in the game for a very very long time that have bought years ago. Many people will buy MFR's here in LA at the peak of the market right now and house hack it, thinking that it's a smart/good investment. It's defintely a place to flip due to appreciation. So flipping would be a good way of gaining quick and high capital. You won't cash flow here for sure though. There are still deals to be done on the flip side but like I said it really depends on the network you have.

I just sold my most recent flip in Highlands Park 3 weeks ago. The market has slowed down for sure.
