@Sean Walton what the profile of your guests? Is there a common theme of why they are there in SF or why they renting from you?

I would suggest that you don't concern yourself with occupancy rates, just just concern yourself with yearly income (which you can find on the sites mentioned) vs your yearly expenses. I prefer lower occupancy because less degradation, utilities, easier transitions, etc..

@John Arendsen Thank you, I understand that is a possibility. But, I believe theres a solution to that, and I want to make that solution a process I can repeat over in different markets. I have 4 here in HI and I'm never there and might as well be remote.
Maybe I should make a blog on my experiences?
I'm bout to close on 4 units in Galveston, TX, we are very close in price.
