I used to charge myself rent when I lived in my triplex. That being said you will also be doing things around the property I assume? I would figure it out both ways.

Go to agent finder in Zillow. Type in the zip code and it tanks agents. Then check out their most recent sales to see whose selling similar properties

Your question is very vague? What exactly do you need guidance on? Closing is a long process. If it's the entire process your attorney should be able to guide you to the finish line. Is their financing involved? Lender should also be able to help.

As a previous manager and an owner I understand both sides of the coin. When a tenant comes in contact with the owner it often undermines the managers power. The tenants will leverage one side against another with an issue or just go directly to the owner. I would ask the pm their reasoning for the wording in the contract and come to an arrangement. Our software always provided our owners with the tenants name, number and email but we always had an understanding.

Their rental application, any file they were keeping, how the rent is paid. Other than that I think you have it covered

Have realistic expectations, the homes are older, usually around 100 years. Understand that Syracuse is a poorer city and that you will be dealing with sec 8 and other forms of government assistance. If you would like to discuss further lmk

Property will have to pass an fha inspection so that criteria would be the first thing to look for. Then I would look for something that will foster long term tenancy. In my market at least the competition for multi family that will qualify for an fha loan is fierce so we anticipate less cash flow. So less turn over the better

As a landlord honesty goes a long way. If your trying to end your lease early because your effected by covid 19 I am sure your landlord would prefer that vs you staying and not paying, especially with the moratorium on evictions . I had a few tenants turn in keys after not paying April and may. I have a great appreciation for them vs the tenants that are not paying or taking advantage of the pandemic
