I definitely agree that the word "Standard" changes everything and the standards of " The Ultimate Guide to Grading Cleveland Neighborhoods" are much higher than say niche.com. But that's the thing about standards I have found that it's all dependant on who you ask. I have always used the analogy that neighborhoods are like bodies, depending on the standard of who you ask what a healthy strong person should look like will be determined by who you set as the standard for your "grade A". I know from my experience on what some people call a grade A body for me might be a C or a D so I get where you are coming from. But at the end of the day, the rate of return a property provides in reaching your financial goals is what matters most over any grade and I think we can all agree on that. Hopefully :)

I think you misunderstood my statement or maybe I didn't do a good enough job expressing but when I said "Can you get lucky in C class and maybe some section 8? Sure but those are rare with more tenant issues and they don't appreciate as much." The "tenant issues" I was referring to were from the C class community, in general, having more issues than B class unless you got "lucky" with a section 8.

Well, it’s a good thing you are only “almost” afraid, that means you possibly still have some courage to ask but if you don’t feel free to go to clevelandincomeproperties.com while it’s still up and check out what we have done in the C class community as well. Sadly, due to the death of one of the founders recently we have dissolved our company last month. I was part of hundreds of B and C class properties in the last 8 years and I stand by what I said.

Here are my 2 cents, for the cost I don't like it because it still needs more work (which isn't the main issue for me but still a negative) and it's in a C class community which I don't like for something that will run for over 1M. Why? Because my team and I are currently wrapping up a 14 unit in a class A location in KC for over 1M as well (that is far superior IMO) so I'm speaking from the vantage point of experienced comparison. But I wouldn't call it a bad deal either, just not great. If you want to see what I am talking about feel free to PM me. Best of luck!

I primarily focus in the KC market and OH. Both are great for cashflow but KC is a little better at appreciation. Here is some good info that may pique your interest. Feel free to PM me if you have any questions. I hope that helps and best of luck in your research!

Hi James, 

I have had success in Buckeye Shaker, North Collingwood, North Broadway, Saint Clare Superior, South Broadway, Riverside, University Circle, and Jefferson if I'm thinking out loud. As you know Cleveland has a lot of hotspots for cashflowing and OH in general. I'm currently liking Dayton too. Keep up the great work!

@Javaras Thomas I have moved a lot of inventory in the Cleveland market and from my experience, you are better off dealing with B class properties. Can you get lucky in C class and maybe some section 8? Sure but those are rare with more tenant issues and they don't appreciate as much. I personally would rather spend a little more in a B class area and get a little less in the cashflow but get a bigger return when I sell it in 5-7 years. If you are using a property management company make sure it is a company that does a great job of screening tenants with the right kind of jobs and credit history, this is key for consistent cashflow. I hope that helps and best of luck!
