NO! Those numbers look terrible to me and when I look at the inventory I have. I don't have a single duplex that doesn't yield double digits in cap rate and COC returns. IMO, walk away. Logan,

It really comes down to time and money. How much time do you have to be active (meaning being hands on) Vs how much money you want? If you don't have the time to be hands-on then a Turnkey option is a good one. You won't make as much money but you won't add additional stress either by putting in more time and energy on top of your "stressful W-2". Doing more in RE will be adding more stress and work to the plate so keep that in mind. Sometimes less is more but ultimately you will have to decide what price you want to pay with your time and money. I hope that helps and best of luck!

If you are 59 then the smart play is to convert your IRA to a SDIRA. You are at the perfect age to start benefiting from it without penalties and take advantage of a tax deffered entity if used for passive income correctly. Sorry Sam, but IMO those numbers look terrible, especially if you are looking for great Cashflow. I can get the kind of rent you are looking at for something half the price, already rehabbed with tenants in place with PM in place here in KC where I do business. If you ever consider a different market let me know. I wish you the best of luck!

you cannot cash out from a SDIRA without paying penalties unless you are 59 1/2 years old.

Coming from someone who lives in UT but does 100% of cashflow in KC now. I would only get a fraction of the success in UT. Everything is so overpriced/expensive in comparison when it comes to cashflow which is what I do. I agree. Here in KC the numbers are up and the SFH are doing great!
