Realtor isn't being troublesome or annoying. If a seller states a point below which he will not accept an offer, then the realtor does not have to submit that offer.

Welcome to BP from another investor and agent in Jacksonville. You obviously have the huge elephant Watson, from everything I've heard great to learn from. You of course have most of the usual big box brand names to choose from, ERA or Keller Williams both being very strong in this area or you can choose to go with a smaller boutique shop. I would welcome you at Signal Real Estate, we're in Jax Beach and have a rather eclectic office, our broker Paige Kruger is a lifelong entrepreneur her husband has a successful GC firm. We have an in-house attorney/closing and title company who is also a commercial broker and certified General appraiser. We have another appraiser who also still works in the insurance industry, an ex IT professional with over 20+ years of experience (myself) and the list goes on. Most anyone with experience is more than willing to share their experience and help you to actually learn how to do real estate which I found the 63 hour course and test did nothing to help.
