Walking to REI in Jacksonville Florida, there are many of us around here that you'll meet up, looked on meet up.com for Jax REIM. It in the REIA are both great clips to attend to learn as well. The REIM is free events, REIA has fees but often quite educational. And as suggested, study bigger pockets faithfully.

Everything is negotiable. Typical management fees are 10% and the first months rent to get it rented, if you hand them a property that is already rented then there should be no upfront fee just the monthly. Most companies will ask for some form of small retainer per unit to allow to cover any damages or repairs that need to be made. As the condos it is specific to each building as to what the COA fees are, you also have to be careful as you purchase as to whether or not rentals are allowed. Jacksonville Beach has a lot of rental condos allowed but some of the other condos in nearby cities do not. The COAs can also have limitations as to how many condos can be used as rental properties versus owner occupy. So even if they are oh wow did you still have to make sure that there are enough slots available for you to use your unit that you purchase as a rental
