Amerilawyer.com does it for $154 for LLC in FL which includes the states filing fee. I've used them for several companies. Though as stated, with a little bit of research and patience you can do it for yourself and just pay the state filing fee which is $125 in Florida

Posting reply strictly for the sake of following to see if someone comes up with a worthwhile answer for this. Otherwise I imagine sending letters and simply waiting for them to contact you would work best as that is usually a point at which they have accepted their fate

Auction.com is primarily used as a clearinghouse by the banks to hold their auctions but they are required to hold to sell foreclosures, they generally tend to put in a reserve baby equal to the amount of the judgment that they got in court. It's a step they are apparently legally required to take but the system is obviously quite rigged.

Maybe it's just an easy out but I would suggest QuickBooks, receipts and a CPA.

Hope and pray the deal doesn't go away and try and find a buyer that you can use his proof of funds with him agreeing upfront to whatever your fee is. Or just don't deal with realtors as that will always be the case. It is one of the first things my Broker reminds me of any time I go to show a home to a potential buyer or an offer comes in, where's the proof of funds, where's the proof of funds, where's the proof of funds.

Placester.com had a customized hosted WP platform for like $10 per month? Includes IDX on their end. You may still have a fee(annual or monthly or just one time) from your local board.

Corey Smith you're correct about mailing them directly, however it depends on how you are mailing. If you're carpet bombing an entire subdivision, at least in Florida, it was suggested to me by my first broker with 50+ years experience to include the words "if this property is already listed with a real estate agent, this is not a solicitation"

Just wondering, but why can't you buy it from someone if it's represented by an agent? I am a realtor and help and investors buy properties from other realtors all the time.
