@Rachel H.I agree 100%. Taking on a partner would add a level of security and expertise for sure. I have heard partnership horror stories and am anxious about that slightly. However, I may put some feelers out and see if I'm able to find somebody that would fit the mold for us. Thanks for the advice!

@HB Jenkins Thanks for your reply! That sounds like a good resource. I'll definitely check it out. Yea the asset class seems to have some real benefits if you can get past some of the associated stigmata.

So...my wife and I have been involved in real estate investing for some time. However, we’ve discussed the benefits of mobile home park investing from a financial standpoint. However, I’m very intimidated by the due diligence process and the potential for massive cap ex following taking over of a newly purchased property. Could I get some guidance on some of the major things I may encounter during due diligence and how to mitigate the major risks? Also, are there any resources (books, etc) that are recommended to prep and be armed moving into the due diligence process. Thanks team.

How many active members on BiggerPockets are physicians that are currently practicing? If so, what is your reason for maintaining your active real estate investing? What are the ways in which you utilize real estate investing to limit your W-2 tax burden? Thanks!

 @Zach Westerfield Awesome to read about somebody getting after it in middle GA. I'm in a somewhat similar situation to you. My wife and I will be moving to South Ga and I'm from Macon so similar locations. I'm also almost done with residency so get the professional school route. We've purchased 9 units using fairly non-traditional financing. I'd love to discuss things if you wanna PM me. Have a good one!

@Kevin Kwon Congrat's on make the first steps! Shoot me a message if you want to connect. I've been investing remotely while in orthopaedic surgical residency (Full time +). We could definitely discuss that strategy. I'm involved in the South Georgia market now. But, we will likely be evaluating the Atlanta sub markets at some point in the next few years.

@Joe Ansley They are in Georgia. We are moving to Moultrie, Georgia next July (2021). So, I wanted to invest within driving distance of where we end up.

I haven't moved into the larger multifamily asset class yet. However, we've purchased 9 units in the last year and are hoping to step into that market within the next 1-2 years. I'd love to connect with whoever is currently active here and interested in discussing things.
