You are stronger than you think, put yourself out of your comfort zone and you will achieve incredible things in life.

Are you working with a realtor? They can typically help you find homes that fit your criteria in a certain area.

Hi Ralph, I am and they have included me into their email list when something goes on the market. I was just trying to find all multi-family 2-4 in a market including the off-market to call the owners. Thank you for your response

Sure, just have to have the right software.  I like Propstream or padhawk, you can search by County and select multi family (2-4 units).

Great I will look into it now! thank you for the response!

you can set up automated listing using filters on websites like Zillow, Realtor, Redfin and it's free. You can also hook up with a realtor, tell them what you're looking for and they will set up an automated listing. These are emailed to you when a new property hits the MLS, property reduces price, or a property that was pending doesn't close and is back on the market. You can also attend your local REI Group (Real Estate Investment Group) and network with others and you can get on wholesalers list and they will send you properties.

Thank you for the answer, I was looking if there is a way to see all the off-market units and to try to call the owners, I know about the listings sites they are helpful to an extend.

Everyone has a different way of understanding what the word "Stress" really means. After reading the forum I've seen a lot of negative comments. Jaydan I know you suffer from OCD and ADHD since I read it in the replays and I know that I can't really grasp how you feel but I can tell you that you got this and you are doing amazing.

Not a lot of people can say they accomplished what you have with everything that you dealing with and went through.

You should put on paper everything that is causing you the most stress, starting from the biggest problems that you dealing with so you can visualize it instead of building it up in your head. After you did that see what you can get rid of, look for advice go to local RE meetups, talking to someone with experience that will help you understand the management side of investing.

I know you got this, always remember not everything is bad as it seems. You are crushing it man

@John Warren Thank you for the advice. You are right it is a big deal, I'm currently connecting with brokers from the area but additional help would not hurt.

@Shehzad S. You are right, I have a couple of people who want to partner up with me some of my close friends who can bring in the capital. I was also thinking that we should go ahead and do the complete renovation. It is good that I can ask people and hear out their opinion it helps tremendously. Thank you
