@Ella Gabriel I heard a helpful tip from a podcast I listened to today. The lady that was wholesaling was just starting out and didn't have any money for marketing, so she spent her days driving for dollars and talking to everyone she came into contact with (neighbors, post man, gardener, etc). She also mentioned she called local landlords in the area that owned properties and asked them if they would be interested in selling their property...I thought this was a good idea, especially for someone with no marketing budget. She had offers for properties from interested sellers within a week. She jumped in full force once she decided she was going to do it, didn't drag her feet, didn't make excuses, she just hit the ground running....and it paid off!

Welcome @Logan Allec ! OC used to be my old stomping grounds, definitely a pricey place to start. It sounds like you have a great start with your CPA background though. BP is a great resource & definitely hit up the local meetups.

@Jamie Wooley I agree with @Aaron McGinnis . If it's truly a good deal, you should be able to wholesale it no problem and then you won't be so stressed. It might also depend on what type of investment property your first deal is and the amount you've invested for it...B&H, fix n flip, etc.

Welcome @Jeff Darr ! BP is a great source for learning, figuring out what type of investing you want to do, and networking. I'd suggest listening to the podcasts, they're a great source of info! Also, check out some of the local REIA or BP meetups in your area, set up keyword alerts for your city and the surrounding area & you'll get notified of new posts/discussions that are relevant.

@Jonathan Cope I actually rent out my spare room and love it...I consider it a small beginning to the investment world. It covers about half my mortgage on average and I only have to rent it out half the month. I enjoy using airbnb while traveling like you.
