New issue. Everything I’ve seen is 29.875 wide

My space appears to be 29.75 wide

Any suggestions?  I’ve seen no easy way to search based on width

I replaced the “oven control board” Just under 2 years ago and tenant is complaining that it’s taking an hour to get to 350. 

Oven is 15 years old probably so I’m going to bite the bullet and buy a new one instead of replacing the Viard again (probably $400). 

Any suggestions?  This is a rental that goes for about $1,600 / month.

Do you do this yourself?  How frequently?

Do you pay to change out ac filters or expect tenants to do that?  How frequently?

Do you provide fire extinguisher in each rental?

I’m trying to think of any opportunities I have to reduce risk to my real estate portfolio. What other things am I not thinking of?

I’ve never done this.

Here’s a picture of what happened

I can’t find someone yet to come pump it in a Sunday. The toilets and showers are unusable and the family has some kids. 

1) what are my options?

2) am I obligated to put them in a hotel until tomorrow when someone should be able to come pump it?

3) there was no warning from them of any issues and no big rain. This is surprising it happened all the sudden

Thoughts / suggestions?  This town is not right by a major metroplex so may not have any Sunday options 

They’ve been out 6 times. A/c runs all night and at around midnight gets to 77 degrees. It’s an 800 sq ft apartment so shouldn’t take long at all to cool off

They are clearly trying to run out the clock on summer. 

I’ve had it. Can I get out of my lease?  I have 6 more months. 

What authority can I report them to?  I need some action and they refuse to address it. They just come out and clean off the coils allegedly. That does nothing.
