A tenant reported a tree branch fell down in a storm and would like someone to come evaluate the tree so they don’t have to worry about a branch falling on he or his wife. 

Any ideas how to handle this?  Who should I reach out to?

Both check out financially, credit, background check, etc. One is a divorcee with 2 high school aged children with no pets and one is a single female with a dog and a cat and no children. 

Would you let them know you have competing offers and see if they are willing to pay more?  simply pick one based on the conversations I've had with them and gut feel as well as the background / credit check (of which both are probably equally viable candidates)?

Any suggestions?

I've rented this probably several times. It's an upscale townhome. The lease i've ever rented it for is $2700.  Just had a tenant move out after 2 years and listed for $2800 based on some other rentals in the area / comps and have lowered it $100 / week every two weeks.

Now have it listed for $2495.  Have shown in 7 or 8 times but no takers.

Any recommendations what to do?

I paid to have it listed on MLS

I'm going to call a couple of property management companies (I manage it myself as it's pretty new and requires very little effort to manage) to see if they would be willing to find a tenant for a fee and have me still manage it.

Not sure if the market is soft or is this is an unusual situation of just bad luck / bad timing.

I moved into an older place that has 3 prong outlet.

I see all kinds of 4 prong to 3 prong adapters at Home Depot. can I just use those instead of busting open The dryer and replacing the cord?

The actual planks cost about $400

What’s a reasonable price to pay for someone to install it.

This is the next step on trying to eradicate a pet smell from the last tenant.

thanks for all the suggestions. They are living in it now so ozone machine may not be an option

Assuming this is central A/C, you probably have a dead mouse or something in the duct work. Hire a contractor to clean the ducts and that will probably remove the odor. The other option is to wait long enough and the odor should clear up on it's own once the mouse has decayed but it's probably too late for that.

 Thanks yes we are not removing the carpets. Had them treated as well

The ac guy ran a camera through the ducts but saw nothing that would be an obvious stench creator. He thinks it’s stench from pet hair in the ducts. 

I bombed the central unit yesterday for $1000 so we shall see what that does

Tenant may still demand I remove the carpet but we will see.

exactly when I do this on my projects easements for sewer (unless laws of physics dictate otherwise) we put it down the lot line and in our jusirdiction they tend to be 10 to 15 feet wide half on each side we can put a fence and landscaping in but the buyers know that if the city needs to work on the line that its going to get ripped up..  No perminate structures in the right away.. So I can see why the retaining wall was built where they built it.. U cant put it within a few feet of the manhole if they had to replace it they could not get to it with equipment and the wall would have to be taken out.

this needed to be caught prior to closing on the lot.. the title commitment would show the easement and the buyer should have read that and understood it.. seems like that was not the case.  

 I’m the buyer and I can guarantee the documents were read word for word but we’re of no help in this situation as no one except I suspect the seller knew of the manhole cover
