Do I have to have the heat pump? That’s not something I typically buy on a rental.
What’s the downside for not having one?

thanks Colleen. The other init was replaced by the previous owner about 4 years ago but agree with your approach.

Tenant says won’t get below 78 in bedroom. It’s near end of cooling season but need to replace it. Low on Freon and has leak. 15 years old.
They quoted me $7,000 for a 3 ton w heat pump. That’s insane!
2 story town home w 2 units. 1975 sq feet.
I don’t think I’ll do the heat pump for the rental. I may sell it in a year anyway.
Any thoughts on appropriate size and why it should cost? I was expecting kore around $5,200 or so.

Ok. I’m also weighing a quality tenant that’s been there several years with no issues vs finding someone new should that time come vs maybe just selling it
planning ahead just in case
If he's on the lease and has been no troubles and the elderly parent is still alive and living there, I wouldn't worry about it.
Thanks yes not worried about it until such an event should come to pass but wanted to make sure I understood and could plan accordingly.

Death is a suitable reason to break the lease. Contact the emergency contact and have them move out the tenants belongings and move on.
thx the issue would be if the son is still there but no longer has the funds to completely pay the rent

Elderly tenant lives with son and is helping pay the lease with social security etc in Texas
any insights what landlord obligations are if this were to happen and lease still has several months on it?
doing some googling to prepare should this occur and welcome any thoughts from your experience?

I have an old gate that is need of repair. Pictures provided below. What would you do in replacing those. I don’t like that it’s attached to an aging privacy dance on one side and an actual hole drilled into the house on the other. Was this way when I bought it.
Should it be something wrought iron? See through or covered so as not to see into the backyard?
the one pictured with the wrought iron is an example of what I may do but soliciting ideas and thoughts on what this would cost

They called me at 6am but I didn’t get it until hours later. They Went to Home Depot and spent $15 fixing the hose.
I told them to take it off their rent. They said don’t worry about it.
Plus their their time and mileage to fix it. Would you buy them a gift card or something? How much?
