1031's have to be handled very carefully. You'll probably want to consult with your CPA or tax attorney before you get started. Good luck.

Your mortgage loan documents likely provide that transferring the property will cause the loans to become due and payable.

I have developed/paid for a logo. Reasonably certain no one cares what I look like.
