I manage a property in the Buffalo area. I've been told that we need a new AC Unit. It's between a 4 to 5 ton. Does anyone know of a reliable HVAC person that has access to used or new units that can do this install asap. And possible workout a payment arrangement. I have an elderly person in the property and the heat is making them very ill. Any help would be greatly appreciated. Thanks

I'm an investor with over 15 years of experience in both Residential and Commercial Real Estate. I've had portfolio's of rental properties, done light fix and flips, and structured many different kinds of deals and purchases.

I'm currently looking for partner/s for acquisitions in the Western New York area, specifically Buffalo. Multi Unit's, Singles, or whatever gets us some passive income generating. 

The right partner would be able to finance the acquisitions or have the ability to do so. I will oversee the daily operations and management. We will enter into a partnership and all profits will be split between both parties.

NO MONEY OUT OF POCKET!!

What made you interested in investing in this type of deal?

I took over the seller's mortgage payments.

How did you find this deal and how did you negotiate it?

One of my leads from my advertising.

What was the outcome?

Seller got a quick sale and was able to relocate quickly. I picked up a property worth $130,000 for no money out of pocket
with out having to go to banks for obtain financing.

I understand, I didn't take it that anyone was trying to discourage my apologies if it came out that way. When people ask me questions I do my best to answer them completely.

I am interested in attending the March 12th meeting and will give you a call shortly Michael.

It's funny you mentioned, I was actually planning on attending some of the other meetings before starting mine again.

When I was doing this last year, I did get a really good turn out for the meetings but the timing just wasn't good for me and since then the attendees having been asking me to start it again.

To David Niles,

Let me answer your questions.

1. How many meetings are needed?

I am aware of the other meetings, in fact I do plan to attend the next bp meeting. As far as I know the others charge memberships or fees and aren't exactly around the corner from me. So in efforts to increase my sphere of influence I'd thought that I'd start one. I guess people are still looking for meeting to attend because I've gotten a very good response.

2. What does my meeting have that others don't and need to pm about?

I guess my meetings wouldn't be much different, all I can say is that no one is charging you to attend and how could it hurt to network with a different group. Worst case scenario you meet other people that might be able to help you with your real estate business. And by that token why are there several other one's? Clearly someone must think that it's a good idea to have a few meetings in this area.

Why must people PM? They don't, I'm still a newbie when it comes to bp and was under the impression that was the best way to contact someone. Maybe I'm wrong, if so let me know and I'll correct my error.
