The reasons mentioned seem accurate to me.

In addition to that, many times investors don't necessarily want a lump of cash, they'd just as soon have a stream of cash, just like they're used to having a rental. So seller financing, in the example of carrying a note, they are being the bank and it is actually much more passive income than landlording. 

If you had $50,000 and had the option to either put it in a savings account at 0.01% interest, put it in a volatile stock market, or lend it to an investor against a hard asset at a rate of 5, 6, 7, or 8%, which would you choose?

Seller financing from an investor's standpoint has become my favorite thing ever. I just need to figure out how to find more seller-financed deals.

Last, depending on what your team is looking for, I wouldn't be opposed to a JV on something in the rental space. What COC or criteria are you looking for?

@Joe Crabb, what specifically do you need the real estate attorney for? I have one I like but they're associated with a title company, so I'm not sure if that's what you're looking for...

I have a tax guy in Skiatook I'm starting to work with, he IS NOT a CPA but does tax-prep for real estate investments and businesses. He's also well-versed in 1031 exchanges, etc. 

I haven't officially used him for a tax season yet, but so far our talks have been insightful for me and he's been able to provide some tax-relevant input on where to hold rental properties versus my active real estate business.

@David Schneider, I've been doing a lot of this data analysis myself. One thing I've tried to do is check into how many cash sales are in the area, and average days on market. Let me know if you want to compare numbers.
