Hi All!

Been away from BP because at my day job they basically block any site that does not deal with IT and their corporation :-)

So my fiancé and I want to start getting into rental properties, preferably multifamily homes. However, I am afraid that we would have to save about $30-$40K just to start even thinking about it.

My question is, can we start getting into investment properties with just say $1000 dollars?

What are the common gotchas and pitfalls with that?

When I found that about five books recommended in one blog post, that ultimately transformed my life...one of them is called "The Morning Miracle", and " The One Thing"

Yikes. Well my partner and I just financed a used 2007 GMC Acadia. Traded in a 2001 Toyota Avalon, it had 178K miles, busted side mirror, and the trunk stopped closing after I bumped it backing out the garage. I'm planning to pay off the new (used) car by end of next year.

I am considering Flipping first, just so I can start building up cash and credit in the game as soon as possible, then transitioning into acquiring properties that I can rent out. I also have a few friends who are handymen, so we have been discussing putting together a GC company to handle repairs/overhauls.

I'm new to all of this, and I don't expect to start making major moves until next year, but if I can start later this year, that would be great too.

I'm new here, and am interested in getting started in real estate and property development/management. I'm currently taking classes in construction management, property management, and finishing my bachelor's in business administration. While working full time and raising four kids. Any mentors who are near Jersey City, New York City, heck even Long Island, and that are interested in sharing knowledge in exchange for reduced cost IT support (I am a server engineer by trade) or photography (my fiancé is one) I'd love to chat.
