Hi @Ariel K., 

That's a typo. It's actually $18,250/door. Thanks for catching that. I'll have my assistant fix it. 

The pro forma numbers are based on billing the electric utilities back to the tenants (becuase these have separate meters) and raising rents up to market level. Market level rents are based on a rentometer report we ran for 1/2 mile radius around this property.

Hi @Rick Klopp - I see where that could be a little confusing. This duplex was actually used as a triplex once. Additionally, the 2/1 single family residence was also available with this one as part of a package deal. That's where the fourth unit would come from.
