Same for me as @Judy Parker - they have main door keys to all my properties here locally in Mass... When it comes to entering people's homes, I want to be there or at least have a tenant present "just in case" or in other words, to avoid potential future liabilities.

Harvard has a great online classes on Principles of Real Estate - targeted towards financial acumen and understanding:

I have taken one of these and plan to take the second sometime soon - highly recommended. There are others as well, but with residency requirements (not online/hybrid)

Resuscitating this thread... A friend investor is doing focusing on New London and surrounding areas for multi's... Do you guys have an idea on rental prospect? 

According to my prelim search it's not too difficult to find cash flow properties and Boston is not too far away ~2 hour drive.

Any help/suggestion is highly recommended...
