You definitely want to hire an attorney if you're going through the eviction process.  Failing to follow proper procedures will cause even more delays.  Much better off using an attorney that will do it right the first time.  Private message me if you need someone local.  I have a great one that's based in Addison/Villa Park.

If you're asking what it's worth, you need to look at sales comps for the past 6-12 months in the immediate area, for similar property, income and condition.  Need to also consider supply and demand, condition of subject property and current income with a consideration for pro forma.

Other than the MLS, any other resources or ways to locate owners interested in selling? I monitor loopnet, but not many multi-family apartment buildings there either.

A lot of owners of multi-family investment properties are holding on.  Commercial loan rates are near an all time low, rents are strong and owners are holding on.   I'm always looking for new deals hitting the market.  When they hit, they go fast.

It seems the market has been very dry for investment properties (6-24 units) in the greater DuPage area.   Any ideas?
