@Mike Madeja Focus exclusively on DuPage. Great rental market these days. No vacancies across many units.

@Salman Vora Also a local multi family investor in suburbs of Chicago. Are you finding these deals through a broker or off market?

@Alex Rodriguez I have a 4 unit multi family in DuPage County that will be available soon. Solid path to enter the multi family space. Let me know if interested.

A certified rent roll and copy of leases is a standard starting point. An estoppel certificate for each unit can be helpful during due diligence to avoid owner/tenant discrepancies.

I agree with John. I have zero vacancy in the suburbs across 52 units and new tenants constantly calling for any apartment openings. Go with a location that you're comfortable with... distance from you, safety and cash flow. It's very competitive as you're competing with multiple offers and cash offers but you need to go after what you want and start somewhere.

I'm also local to Chicago and own multifamily exclusively in the suburbs. As you mentioned, very few options available in the market and the good ones move fast. You have to decide what areas and returns you're comfortable with. How many units are you looking to get started with?
