@Heather W. I have never had a bad experience with Section 8 investors because they risk losing Section 8 forever if they don't pay their portion/trash the house.  I have a feeling you're going to be very happy with your purchase years from now when everything around the beltline is renovated!  Kudos to you for getting the ball rolling on renovations in your area.

Hello @Pam Black Zentner and welcome to BP! As far as taking your first steps here in Atlanta, I would recommend attending Georgia and Atlanta REI meetings and setting keyword alerts so that you get notified if someone talks about a subject you have interest in. Good luck on your exam!

@Tyler Willis Unfortunately getting anything passed through DeKalb County has been a nightmare for my investors.  It being a tear down the process might take even longer.  Best of luck on the situation and keep us updated!

Hey @Herman Ryals welcome to BP, as well as back to Atlanta! I would suggest attending Atlanta and Georgia REI events to meet like-minded people and hear about their experiences with investing here. Zillow is a useful tool, but when an investment property is a good deal it likely doesn't make it to Zillow before it is sold.

Welcome to BP @Terrence Smith I think you'll find everything you need on here!  As far as the buy-fix-hold strategy here in Atlanta, I am coming to find that areas around the beltline are ideal as they are predominantly rental properties that you will be able to cash out on when the construction is done!  I would recommend doing some due diligence on that area and see if you're willing to broaden your horizons (although specific pockets of Smyrna and Douglasville are popular rental areas as well).

@Fitzgerald Hall Documenting your journey through investment real estate is something that new investors on here love to see! Hopefully it will inspire more people in Atlanta to invest in our city!
